The Maintenance Technician is responsible for physically maintaining the property including corrective and preventative maintenance measures on property equipment, fixtures, buildings and completing service requests in residences.
The Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:
- Maintain a safe environment.
- Cultivate resident satisfaction.
- Protect the investment of the apartment property owner.
Position Overview
Gates Hudson Community Management, at the Board’s direction, effectively manages the property. The Managing Agent will assume all responsibilities associated with accomplishing property objectives as set forth by the Association’s Board of Directors and GHCM’s Management Agreement. The COMMUNITY MANAGER conducts all business in accordance with the Association’s governing documents and GHCM’s established policies and procedures, all Federal, State, and County Fair Housing Laws, American with Disabilities Act, and all other laws pertaining to housing.
The COMMUNITY MANAGER is accountable for all property operations. The purpose of the COMMUNITY MANAGER is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Portfolio Manager and the Board of Directors. These objectives will include maximizing occupancy levels and property values. In addition, the COMMUNITY MANAGER will train the Assistant Community Manager and Account Manager to assume all duties of the Community Manager in the event of the Community Manager’s absence.
