Gates Hudson is in need of a Maintenance Technician at a Class A Property in Woodbridge, Viginia The Maintenance Technician will conduct all business in accordance with Gates Hudson’s established policies and procedures, all Federal, State, County and Local Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
The Maintenance Technician is responsible for physically maintaining the property including corrective and preventative maintenance measures on property equipment, fixtures, buildings and completing service requests in residences.
The Maintenance Supervisor is responsible for maintaining the physical integrity of the property at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to:
- Maintain a safe environment.
- Cultivate resident satisfaction.
- Protect the investment of the apartment property owner.
Gates Hudson is in need of a Regional Manager based out of our corporate Fairfax, VA office. The Ideal candidate will have experience with affordable housing (LIHTC).
Under the direction of the Assistant Vice President or the Vice President, the REGIONAL MANAGER is totally accountable for the property operations. The REGIONAL MANAGER is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Assistant Vice President or the Vice President and the Property Owner. Responsibilities may include maintaining zero vacancy; achieving “bottom line” budget net cash flow and budgeted cash balances by maximizing income; minimizing delinquency and expense; and providing quality service for our residents. In addition, the REGIONAL MANAGER must be knowledgeable in all phases of leasing and follow Fair Housing Standards.

The Managing Agent will assume all responsibilities associated with accomplishing property objectives as set forth by the Association's Board of Directors and GHCM's Management Agreement. The ASSISTANT TO OPERATIONS MANAGER conducts all business inaccordancewith the Association's governing documents and GHCM's established policies and procedures, all Federal, State, and County Fair HousingLaws, American with Disabilities Act, and all other laws pertaining to housing. Working under the supervision and direction of Operations Manager and M aintenance Supervisor and Community Manager, the ASSISTANT TO'OPERATIONS MANAGER duties include but are not limited to, working for the Operations Manager and Maintenance Supervisor, scheduling outside contractors, determining schedules for the maintenance staff's daily duties, and ensuring vacant units are turned over in a timely manner. This position must have the perceptiveness, interpersonal and organizational skil ls required to deal effectively with a wide range of people including residents, maint enance staff, property managers, and outside contacts all while providing quality customer service.
This position reports to the Community Manager and is responsible for performing a wide range of property operations functions at the HOA's managed assignments.
